A new year brings new momentum. For growing manufacturers and makers in our region, it also brings new space, new flexibility, and new opportunities to scale. At Greenbrier Valley EDC, we’re investing in properties that help innovative companies take their next step. Whether you’re building, assembling, prototyping, or producing, we want to make sure you have room to grow.
A Flexible 40,000 SF Warehouse—Now Leasing, Build-to-Suit
Our largest current project is redeveloping a 40,000-square-foot warehouse at the Rahall Business and Technology Building into the Commercialization Center, a flexible multi-tenant manufacturing hub. This project is funded by the U.S. Small Business Administration.
We know that today’s emerging manufacturers don’t all look the same. Some need room for light assembly, others for prototyping, small-batch production, or clean fabrication. So, we’re designing with adaptability in mind.

The warehouse can be divided into smaller units, allowing businesses to scale up or down as needed. Tenants will have access to:
- Shared conference rooms for team meetings, client visits, and collaboration.
- Shared break rooms to keep overhead low.
- Shared office space or the option to lease private offices.
- Loading dock access for efficient shipping and receiving.
- A shared forklift to reduce equipment costs.
- Wrap around business support, services, and training from the Greenbrier Valley EDC and our partners.
We’re shaping this space for “clean” or “light” makers who need room to build, assemble, or innovate without heavy dust or debris. If you and your business thrive in a flexible, professional, and collaborative environment, this may be the perfect fit.
But what will it cost? The Greenbrier Valley EDC is planning space with growth in mind. We anticipate annual square footage rates at our Greenbrier County Building to be around $5-7/sf/year depending on size.
Renovations will begin in the coming months, with a target finish date for late Summer.
Included are some preliminary designs from Thrasher Engineering, whom we’ve hired to help us with this task.

This is the moment to get in. Early tenants will have the greatest influence on layout, size, and buildout. If you want a space tailored to your operations, now is the time to secure it.
